Council approves alley/storm sewer improvement plan

Langers beginning redevelopment of 216 Broad St.

PRESCOTT – Megan & Troy Langer are looking to redevelop the property at 216 Broad St. (formerly Lucille’s) since purchasing it; however, one issue needs to be fixed first.

“One of the issues that has been a long-term problem, along that alley in the back of Broad Street there is that both that property and the property next to that, 220 Broad St., are essentially sloped directly into the building,” City Administrator Matt Wolf said at the Aug. 24 Prescott City Council meeting.

Cedar Corporation completed the design for the proposed alley storm sewer improvements, with an estimated cost of 70,150. At the last meeting, the city council approved a resolution to extend the storm sewer down the alley behind the buildings, allowing both properties to connect to the system to correct drainage issues.

Wolf said the city’s public works department doesn’t have the excavation equipment needed to efficiently complete the project; overhead power lines within the area also are a problem. Since the Langers already have demolition and reconstruction plans scheduled at 216 Broad St., and contractors and equipment will already be at the site, city staff proposed that storm sewer improvements be coordinated with the private development.

“This could allow the public improvements to be completed more efficiently and minimize construction disruptions in the area,” Wolf said in a memo.

The council (minus Alderpersons Ben Bettis and Bailey Ruona, who were absent) approved the alley storm sewer improvement plans and specifications and authorized staff to begin negotiations Prescott Lodging LLC for a development agreement for the public improvements associated with the development at 216 Broad St.
